Siding materials should be consistent with Northwest quality siding options. Cost, fire dangers, esthetics and impact on home values are all considerations.

Section 23. Exterior Wall Finish

The exterior walls of all construction on any lot shall be designed, built and maintained in such a manner as to blend in with the natural surroundings, existing structures and landscaping in Neah-Kah-Nie Meadow. Siding materials should be consistent with Northwest quality siding options such as lap siding and shingles. Exterior trim, doors, railings, decks, eaves, gutters, metal trim and flashings and the exterior finish of garages and other accessory buildings shall be designed, built and maintained to be compatible with the exterior of the structure they adjoin and shall be approved with the plans in writing by the Board of Directors. The use of natural local stone is encouraged. Care must be taken to properly drain and seal any exposed surfaces including chimneys, exterior walls, and landscape walls. Stone walls can be applied over recommended substructures such as concrete block, formed concrete, or waterproofed stud walls. Special attention should be paid to driven rain and pressure differentials that cause water to invade. Adequate weep drainage is a must. Leaking masonry can be avoided through careful flashing and detailing. Experienced coastal masons are a must. Painting of exterior stonework is not acceptable. If the issue is waterproofing, clear sealers should be considered. Natural appearing low gloss finishes are required.
